Site abstract
The Cane Hill Hospital site covers 83 hectares and has a prominent position in Coulsdon right next to the town centre with excellent rail links to central London and good access to the motorway network. The development will need to be designed to maximise its good location and we intend to promote the site as a key element of the Coulsdon regeneration programme.

The main Hospital complex, which closed in 1991, is in a dilapidated state of repair and like many buildings of its age, asbestos is present. The buildings are derelict due to the asbestos, water penetration, vandalism and fire. There are a number of buildings which have been listed locally, such as the chapel and the administration building. We know they are of significance to local people. It is our intention that these will be retained and incorporated into future proposals.

The Farm
We are in negotiations with the owner of the well-known farm on the site to relocate it as part of the development proposals.

Health facilities
You will be aware of the secure mental health unit on site. It is expected that the current facility will be closed during the next 12 months, but this is yet to be confirmed. New mental health care facilities may be re-provided on the site as either a lower grade secure unit or a step down unit. Any planning application for a new mental health care facility would be made by the South London and
Maudsley NHS Foundation Trust and would be entirely separate from English Partnerships’ planning application.

Security
Health and safety is paramount on the site and we have put in place all the necessary measures to manage the site prior to development. There is 24-hour security based at the entrance from Brighton Road because the buildings are derelict and pose a danger to unauthorised visitors.
